Roof Replacement in Atlantic Beach, Planned Before It's Urgent
A new roof is a big expense, and it's easier to handle when you see it coming. We look at your roof, tell you honestly how much life it has left, and help you set a budget and timeline so the work happens on your schedule.
When replacing beats repairing
A roof usually gives out gradually. You might notice bare patches where the protective grit has washed off, tabs that no longer lie flat, or rust creeping across the metal around a vent pipe. Roof repair can keep a sound roof going for years, but once that wear shows up on every slope, patching turns into paying for the same roof twice.
We'd rather you hear that a year early than the morning after a storm. If your roof is getting close, we'll tell you roughly how long it has, what to watch in the meantime, and what replacement will involve. That leaves time to compare materials, look at financing if you want it, and pick a start date outside the busiest stretch of hurricane season.
What a full replacement includes
- Old roof stripped to bare plywood
- Every layer comes off, from the shingles to the underlayment and the old flashing. With the plywood exposed, we can find soft or rotted sheets and swap them out before the new roof starts going on.
- Deck fastening and underlayment
- We secure the deck and install underlayment to meet current Florida Building Code wind requirements. If high wind ever lifts a shingle, that layer underneath is what keeps water out of your home.
- New flashing, drip edge and vents
- Pipe boots, valley metal, drip edge and roof vents are replaced, not reused. Salt air near the coast wears metal parts down faster, so old flashing is rarely worth saving.
- Your choice of roofing
- We install architectural shingles and metal. If you're leaning toward metal, our Metal Roofing page covers panel styles and how they hold up.
- Permit and inspections
- We pull the reroof permit and schedule the required inspections. Your new roof ends up on record, which helps when you update your insurance or sell.
- A tidy yard every evening
- Shrubs and flower beds sit under tarps while we work. Old roofing is loaded into a dumpster as it comes off, and before we leave each day a rolling magnet passes over the lawn and driveway to pick up loose nails.
Signs your roof is ready to be replaced
It's 15 years old or more
Shingle roofs under strong sun and humidity often wear out sooner than the package suggests. If you don't know the age, a roof inspection can usually tell us.
Granules in the gutters
Sandy grit collecting in your gutters or at the downspouts means the shingles are losing their protective layer.
Curling or cracked shingles in many spots
One damaged area is a repair. Curling, cracking or missing shingles across several slopes points to a roof at the end of its life.
Leaks that keep moving
If one leak gets fixed and another shows up somewhere else, the underlayment is likely failing across the roof.
Soft spots or a sagging line
A spongy feel underfoot or a dip along the roofline usually means wet, weakened decking that needs to come out.
Your insurer is asking about roof age
Many Florida insurers look hard at older roofs at renewal. Knowing the roof's condition early gives you time to plan instead of racing a deadline.
Your replacement from the first visit to the final cleanup
- 1
A free estimate up on the roof
We get on the roof, measure every slope, check the attic for water marks and take photos. The written estimate lists each part of the job separately instead of one vague number.
- 2
Choose materials, budget and timing
We review shingle and metal choices, discuss financing if you'd like it and agree on a start date. We'll also mention what makes work days easier, such as parking cars off the driveway.
- 3
Tearing off in sections
Each morning we check the forecast and open only as much roof as we can cover with new underlayment by the end of the day. Your house stays sealed from rain every night we're there.
- 4
New roof and city sign-off
The shingles or metal panels go down, then flashing, vents and ridge caps. A city inspector approves the completed roof.
- 5
Final walk-through
After cleaning up the yard, we tour the property with you, go through the photos and answer your questions about looking after the new roof.

What moves the price of a new roof
We don't put a number on a new roof until we've measured yours and seen what shape it's in. Your written estimate splits the job into its separate parts, so you can see where the money goes. If the old roof comes off and the decking underneath is worse than expected, we show you photos and the added cost before going further.
- Size and pitch
- Bigger roofs need more material and labor. Steep slopes take extra safety setup and slow the work down.
- Shingle or metal
- Metal costs more up front and lasts longer. Architectural shingles cost less to install. We'll lay out both so you can weigh them.
- Decking condition
- Sound plywood stays. Rotted or delaminated sheets get replaced, priced per sheet in your estimate.
- Roof shape and extras
- Valleys, dormers, skylights and chimneys all need detailed flashing work, which adds time.
- Permit and code items
- Permit fees and the fastening and underlayment the code requires are part of every reroof, and we include them in the written price.
Common questions about replacing a roof
Something not covered here? (904) 541-9158
How many days does a replacement take?
For many single-family homes, it's a few working days. The roof's size and steepness, how much decking needs repair and the weather all affect it. Your estimate includes an expected schedule, and we'll update you if rain pushes things back.
Can the new roof go over the existing one?
Not on our jobs. Every replacement starts with a full tear-off of the old layers. Roofing over them would cover up rotted plywood and worn flashing, put extra weight on the framing and stop the new shingles from lying flat. Working from bare decking is the only way to be sure the roof is solid.
Will I need to stay home while you work?
No, as long as we can get to the outside of the house and an outlet when needed. It helps to be there the first morning and for the final walk-through. It gets loud, so pets often do better somewhere else on tear-off day.
Is there a way to pay for the roof in installments?
Yes, financing is available. We'll cover it during your free estimate so you can see how a monthly payment works with your budget before picking a date.
Does insurance cover a roof replacement?
Insurance usually pays for storm damage, not ordinary aging. If a storm affected your roof, begin with a free post-storm inspection. If we find damage, we work with your insurance adjuster directly so the claim is properly documented.
